This is a Columbia River waterfront, deep moorage, residential and commercial use property in Rainier Oregon (97048). There is 220 feet of waterfront most of which is dock space. This property is located 5 blocks from the town center.

This unusual property, besides being over the river, can readily moor vessels 40' to 200'. This property has incredible views both up and down the Columbia River. The mouth of the Cowlitz River is directly across from here with a substantial fishing activity.

This facility is the historical Blanchard Wharf / Barbee Packing Plant, dating back to early 1900's. This facility was used by the gillnet fleet for landing fish, and the repair of boats and nets. There is a boat elevator that lifts a boat from the river up to the 1st floor.

As a picture above shows, there has been in the recent past intensive moorage use by medium and heavy boats and barges. Currently there is no boat repair and moorage activity.

In the recent past there have been serious legal issues. These have been resolved.

There have also been serious physical deterioration problems. An initial repair and restoration program over the past 3 years has alleviated the most urgent problems. Heavy steel pipe and steel beams have been used to make repairs and to enhance the well-being of the structure. The docks are wooden timbers with wood buildings.
The Wharf is situated on wood (except replacements are steel) piling in the River. This has been and continues to be a Work in Progress. A point has been reached where decisions should be made consistent with anticipated future uses of the property to avoid redundant repair and enhancement work. Finishing work is on-going.
